The valuation engine
How we value a home with no asking price.
A home that isn't listed has no asking price. So we build one — from what nearby homes actually sold for, then adjust for what makes this one different.
Real closed sales, not asking prices
We start from deals that actually closed nearby — the only numbers that reflect what buyers truly paid.
Adjusted for the things that matter
Square footage, beds, baths, lot size, age, and recent renovations each nudge the number up or down.
A confidence score, every time
More comparable sales nearby means a tighter range. We always show you how sure the model is.

Questions
The honest answers.
What this is, where the numbers come from, and what it costs. (Nothing.)
Yes, and there is nothing to sign up for. The underlying data is public — it belongs to everyone already. We gathered it, cleaned it, joined it together and built a valuation model on top, then put the result here. No account, no payment, no catch.
Registered transactions from NĪTIS and cadastre and building records from the Latvian State Land Service (VZD), published as open data on data.gov.lv. We process it offline into a compact dataset, then time-adjust older sales so they can be compared with recent ones.
It is modelled on actual closed sales near the property, adjusted for size, floor, condition and recent market movement. Where there are many comparable sales nearby the range is tight; where there are few it widens, and we show you a confidence score either way. Treat it as a well-informed starting point, not a certified valuation.
That is the best way to test it. You already know roughly what your property is worth, so you can judge for yourself whether the number is sensible. Nothing you search is tied to you — there is no account and we are not tracking who looks up what.
No. You see the building, its recorded sales, its physical characteristics and our estimate. Ownership and personal details are not shown and are not part of the public dataset we use.
More functionality is on the way. For now this is deliberately just the data and the valuations — free, open, and useful on its own.

Your own home is the best test — you already know what it is worth. See whether we agree.
